Please evaluate my Argument Essay

The following appeared in a letter from a homeowner to a friend.
"Of the two leading real estate firms in our town—Adams Realty and Fitch Realty—Adams Realty is clearly superior. Adams has 40 real estate agents; in contrast, Fitch has 25, many of whom work only part-time. Moreover, Adams' revenue last year was twice as high as that of Fitch and included home sales that averaged $168,000, compared to Fitch's $144,000. Homes listed with Adams sell faster as well: ten years ago I listed my home with Fitch, and it took more than four months to sell; last year, when I sold another home, I listed it with Adams, and it took only one month. Thus, if you want to sell your home quickly and at a good price, you should use Adams Realty."
Write a response in which you examine the stated and/or unstated assumptions of the argument. Be sure to explain how the argument depends on these assumptions and what the implications are for the argument if the assumptions prove unwarranted.

The argument stated above is rife with holes and consists many flaws which does not make a cohesive relation. As it is mentioned above, author derives a conclusion based on a single example of the house . But in reality, we cannot consider the things to always work, based on a single example. Property selling is a field where there are many factors which decides it cost, selling duration.
Firstly, based on the number of agents with both the Realty it cannot be judged that which Realty is better. Here, Author failed to mentioned the position, qualification and the experience of the agents. There may be more new comers or fresher with the Adam Realty which have led them to recruit numerous agents and Fitch may consist of more experience agents.
The prime factor which decides the property rates is the site location. Site in the centre of city will fetch multiple times more amount than that of in sub-urban. Author fails to cite the area of both the realty where they are located. It may be a case that Adam Realty is situated in the main city and Fitch Realty is located at outskirts. Thus, the property which Fitch Realty sales is from the outskirts and they have the less value as compare to the sites in the city. Hence, the averaged home sales amount of Fitch will be lower than that of Adam’s.
The point “ten years ago I listed my home with Fitch, and it took more than four months to sell; last year, when I sold another home” is not cogent. As in the case with Fitch home sold was ten years ago but with Adams it was just a year ago. In these ten years, economic condition of the state may have soared to a very good condition. Thus, People tend to invest in the property very frequently and it might have resulted the early sale of the home with Adam Realty.
Considering all the points discussed above, it is evident that conclusion should be based on the various different circumstances. Thus, it cannot be agreed with the argument mentioned as it raises many questions and fails to cite the important points.
